We start with prep, not paint: pressure washing, spot priming bare wood and stucco, and elastomeric coatings built for Florida's heat and humidity. That's why the job still looks good years later. Michael personally runs every crew and job.

We pressure wash every surface to strip dirt, mildew, and chalking paint, then inspect for rot, cracked stucco, and peeling areas that need extra attention before a brush ever touches the house.
Bare wood, stucco cracks, and rot get spot-primed and repaired first. The right primer for each surface is what makes the topcoat bond and last.
We apply two full coats of elastomeric or premium acrylic paint, chosen for Florida's UV, humidity, and storms, with clean lines around trim, soffits, and fascia.
We clean up overspray, tape lines, and job-site debris, then Michael walks the property with you personally to check every wall, trim line, and detail before we call it done.

Every house is different, so Michael gives you a free written estimate after walking your property. The biggest cost factors are the size and height of the home, the condition of the stucco (cracks, chalking, mildew), how much trim, fascia, soffit and doors need painting, and the paint system you choose. Homes that need stucco crack repair or a full prime coat take more labor up front, but that prep is what makes the paint last in Florida.
In Southwest Florida, exterior paint has to stand up to intense UV, heavy rain, high humidity and, near the water, salt air. On stucco we use premium 100% acrylic exterior paint with mildew resistance, applied over a sealer or primer wherever the surface needs it. On canal-front and coastal homes in Port Charlotte and Punta Gorda, prep and primer matter even more, because salt and moisture work into any weak spot.
It depends on the size of the home and how much repair it needs. Every job follows the same steps: power washing and drying time, stucco and crack repair, priming, two finish coats, then cleanup and a final walkthrough with Michael. Larger and two-story homes, and homes with a lot of repair, take longer. Rain days can move the schedule, because we never paint over wet surfaces. Your written estimate includes an expected timeline.
We paint year-round here. The drier months, roughly October through May, are the easiest because there's less afternoon rain. In summer we start early and plan around the afternoon storms so fresh paint has time to dry before the rain hits.
Many deed-restricted communities in Charlotte and Sarasota counties require color approval before you repaint. If you live in an HOA, check your community's approved color palette or submit a request before work starts. Michael is happy to help you choose colors and give you the paint details your HOA asks for.
With proper prep and a premium paint system, a Florida exterior repaint should last well over a decade, which is why we back exterior work with a 10 to 15 year written warranty depending on the paint you choose. How long yours lasts also depends on sun exposure, the color you pick (darker colors fade faster) and how close you are to salt water. Skipping prep is the number one reason paint fails early here, which is why we never cut corners on washing, repairs and primer.
Rinse or soft wash the outside of your home about once a year to remove mildew, pollen and salt. Keep sprinklers from spraying the walls, and trim plants back so they don't hold moisture against the stucco. Small cracks or peeling caught early are easy to touch up. We also offer power washing, so we can keep your home looking fresh between repaints.
Yes. Along with repaints of older homes, we paint new construction homes for builders and homeowners in Port Charlotte, North Port, Rotonda West and Englewood. New stucco needs the right primer and cure time before paint, and we handle that from start to finish.
Yes. Our exterior painting comes with a 10 to 15 year written warranty, depending on the paint product you choose. Higher-grade paints carry the longer coverage. Michael goes over the warranty for each option in your free written estimate, so you know exactly what you're getting before work starts.
